How swapping works

Choose your window

Swaps happen on four fixed dates each year. Initiate your swap at least one month before the move date.

Find a match

Browse the swap marketplace for available rooms. Swap chains can be multi-party: Austin to Denver to Miami and back.

Move and keep building

Once your swap is confirmed, you relocate. Your equity transfers automatically to your new location.

Quarterly sync

Four windows. Infinite mobility.

The network moves together on a quarterly pulse. Lock in your swap one month before each move date.

Chain mechanics

Multi-city swap chains

Swaps aren't always one-to-one. Multiple people move simultaneously in a completed chain. Everyone moves, everyone's equity transfers.

Swap Fee

The swap fee is $500 per swap. However, if you're the last person to complete a chain, your fee is waived entirely. Check the marketplace for fee-free opportunities anytime.

12-Month Lock-In

When you first join the platform, there's a 12-month period before you're eligible to swap. After that, you can participate in any quarterly swap window.

Swap questions

Yes. Swap chains can involve multiple parties across multiple cities. You don't need a direct one-to-one swap. As long as a complete chain is formed, everyone can move.
Your existing roommates are notified when you initiate a swap. Your room goes up on the swap marketplace, and your roommates can set preferences for the incoming co-owner.
The fee is $500 per swap. It's waived if you're the last person to complete a swap chain. You can browse the marketplace to find fee-free swap opportunities.
You always have the option to sell your share and cash out your equity. Swapping is an additional option, not the only exit path.
